Three-sash PVC windows: layouts, advantages and tips

When a window opening is wide, a two-sash window falls short: the sashes end up huge, heavy and take up a lot of space when open. The answer is a three-sash window. Well configured, it lets in more light, is easy to handle and gives you room to adjust the price.

When does a three-sash window make sense?

In wide living or dining room openings, usually from around 150–180 cm wide.
When you want each sash to be a comfortable size and not take over the room when open.
If you want a panoramic window without giving up ventilation.

The most common layouts

1. Fixed centre with two opening sashes either side

The most balanced option. The fixed centre sash brings light and views and lowers the price; the side sashes open for ventilation and cleaning. If one side sash is tilt-and-turn, you can ventilate without opening fully.

2. Tilt-and-turn + casement + fixed

Two sashes that open together with no mullion between them, and a fixed one alongside. Ideal when you want a large opening on one side, for example next to a balcony door.

3. All three sashes opening

Maximum ventilation and easy cleaning, as you can reach all the glass from inside. It is the most expensive option, because each sash has its own set of hardware.

Advantages of a three-sash window

More light and a greater sense of space than two large sashes.
Lighter sashes, which put less strain on the hardware and last longer.
Less space taken up when open.
Adjustable price, depending on how many sashes are fixed.

Tips before you order

Think about cleaning: on an upper floor, make sure you can reach the outside of the fixed sash from an opening one.
Shutter: for very wide openings, it may be better to split the roller shutter in two so it is lighter to operate, or to motorise it.
Reinforcement: in large windows, steel reinforcement in the profile is essential to stop the sashes dropping.
Glazing: for a living room facing the street, consider 32 mm triple glazing for noise.
